How to Analyse a Property Deal in 15 Minutes (And Know When to Walk Away)
Wednesday May 27th, 2026, 7:00pm, Castle Hill RSL Club
Most investors spend hours analysing the wrong deals. Experienced investors do the opposite. They reject most opportunities quickly and focus their time only on the few that genuinely deserve deeper investigation. In this session you’ll learn a simple, structured screening process used to rapidly evaluate large numbers of potential property opportunities. The goal is not to fully analyse every deal, but to filter out weak ones quickly using a proven framework. Once a property passes this first screen, it earns the right to a deeper analysis. The discipline of eliminating bad deals fast is often what separates successful investors from everyone else.

On-Market vs Off-Market: Where Smart Investors Actually Win
Wednesday June 24th, 2026, 7:00pm, Castle Hill RSL Club
Not every property sale follows the same path. Some are pushed publicly to maximise competition, while others are quietly circulated before they ever reach the market. Understanding why a property is sold one way or the other is often the key to negotiating well. In this session we explore the differences between on-market and off-market sales, the vendor motivations behind each strategy, and how experienced investors adjust their approach accordingly. You’ll also learn why genuine off-market opportunities are rarely available to the general public and how serious investors position themselves to earn access through trusted relationships and professional representation.

How Property Advice Really Works: Buyers' Agents, Developer Incentives and Who Actually Represents the Investor
Wednesday July 22nd, 2026, 7:00pm, Castle Hill RSL Club
Buyers’ agents have become increasingly common in the Australian property market, but not all operate under the same incentives or business models. Investors often struggle to understand how they are paid, what their actual role is, and where conflicts of interest can arise. In this session we break down how buyers’ agents are remunerated, where kickbacks and developer relationships can distort advice, and how to evaluate whether an advisor is truly representing the buyer. We also explore the genuine limitations of the role so investors understand what a buyers’ agent can, and cannot, realistically do for them.

How to Build a 3–5 Property Portfolio Without Overextending or Losing Sleep
Wednesday August 26th, 2026, 7:00pm, Castle Hill RSL Club
Many investors successfully purchase their first property but struggle when trying to build a portfolio. The challenge is rarely finding another property, it’s managing borrowing capacity, risk, and timing so the portfolio remains stable as it grows. In this session we explore how experienced investors structure portfolios over time, including how each acquisition should serve a specific role within a broader strategy. You’ll see how thoughtful sequencing, realistic pacing, and disciplined decision-making allow investors to build multiple assets without creating financial stress or relying on aggressive assumptions about future market growth.

Defensive Property Investing: How to Build Buffers Before the Market Tests You
Wednesday September 23rd, 2026, 7:00pm, Castle Hill RSL Club
Most investors focus on buying the right property, but far fewer focus on building the resilience needed to hold through difficult periods. Interest rates rise, markets stall, tenants move on, and unexpected costs appear. In this session we explore how experienced investors structure their portfolios defensively from the start. You’ll learn how buffers, offsets, conservative assumptions, and cash flow planning create the stability needed to ride through market cycles without being forced to sell at the wrong time. The goal isn’t just growth, it’s durability, so your portfolio can withstand pressure when the market eventually tests it.

Renovation for Profit: Wealth Strategy or Expensive Interference?
Wednesday October 21st, 2026, 7:00pm, Castle Hill RSL Club
Renovation has become one of the most popular strategies in property investing, fuelled by television shows and the promise of quick equity. But not every renovation adds value, and many investors underestimate the real costs involved. In this session we examine when renovation genuinely improves an investment outcome and when it simply becomes expensive interference. You’ll learn how to assess whether a property’s value comes from the renovation itself or from the underlying land and market growth. We’ll also discuss how interest costs, holding costs, and execution risk can quietly erode profits if renovation is approached without a clear strategy.
